Mary Hall includes the significant rehabilitation of a historic building in downtown St. Paul. The 6-story 1925 brick building was originally created to house nursing students at St. Joseph’s Hospital. The dorm-style rooms were home to many young women coming to get an education in the City, who would have the security of a stable community during their studies. Most recently, Mary Hall has been used by Ramsey County to house people who are houseless and tested positive for COVID-19.
Mary Hall will create 88 deeply affordable rental units with rent and income restrictions at 30% AMI, including 82 studio and 8 one-bedroom units. Rental subsidies for these units include Housing Support through Hennepin County to provide housing to High Priority Homeless households, Project-Based Section 8 Vouchers through Saint Paul Public Housing Authority (SPPHA), and a commitment of VASH vouchers with services provided through Veterans Affairs to help house veterans.
Permanent sources include 4% LIHTC, Federal and State Historic Tax Credits, Housing Infrastructure Bonds, Metropolitan Council/County/City deferred funding.
