The LOMA is a mixed-use new construction development featuring 62 affordable senior housing units alongside approximately 4,500 square feet of commercial space. Designed to offer culturally appropriate affordable housing for low-income seniors (aged 55+) and their families, The LOMA targets income levels between 30% and 50% AMI. The LOMA includes 16 three-bedroom units, catering to seniors from diverse cultural backgrounds that may have multiple generations living within households. Minneapolis Public Housing Authority (MPHA) has committed 16 Project Based Vouchers (PBV) for the three-bedroom units. The LOMA addresses the community’s need for affordable culturally sensitive senior housing, facilitating aging in place and enabling seniors from different cultural backgrounds to remain within their community.
Additionally, 15 units will be set aside for individuals experiencing homelessness, with referrals facilitated through Hennepin County’s Coordinated Entry system. Touchstone Mental Health will provide services for the households.
The LOMA will implement SB2030 sustainable building practices, introduce solar panels on the roof, incorporate EV charging stations, employ smart tubing, enhance electrical capacity per unit, and exceed MHFA’s green communities’ guidelines. Sustainable practices will be integrated into construction, encompassing material reuse, sustainable disposal, and the use of eco-friendly building components.
The LOMA’s site is in a Qualified Census Tract (QCT) and Minneapolis’s designated Model City Urban Renewal Area. The site has been underutilized and blighted, which The LOMA’s construction will remedy.
